The main vacant lot was purchased for $445 million in 2018 by Alagem Capital Group, the local owner of Beverly Hilton and London partner Cain International. The partners have come up with a new plan that combines the existing Hilton and Waldorf Astoria Beverly Hills with a new development designed by Norman Foster, an English lord perhaps best known for designing a building The landmark lipstick-like skyscraper in London known as Gherkin and the hoop- houses the headquarters of Apple Inc. in Cupertino, Calif.

Foster’s plan calls for up to 340 luxury residences in two towers up to 32 stories high. The buildings will be surrounded by 8-hectare native botanical gardens and water features woven with pathways, most of which will be open to the public. There is also a 10-story building to house Aman, its residences, the private Aman Club, a spa and restaurants.

Foster said in a 2020 interview that his plan goes back to the 1930s when architects coming to Los Angeles “accepted the health aspects of the climate” by designing structure with balconies, terraces and other features aimed at integrating the house and the outdoors. One Beverly Hills will follow suit, with a focus on the external environment.

The building architecture is an extension of the greenery, he said. “The main character is the landscape, the garden.”

The 28- and 32-story apartment towers will be “transparent” in terms of visibility, and far enough away to preserve visibility, Foster said. The hotel will be set back from Wilshire Avenue, part of land previously owned by a 76-brand gas station that the developers have acquired.

Cain and Alagem Capital partnered in 2018 and received city rights to build One Beverly Hills in 2021. The Beverly Hills City Council approved the project over objections from the Councilor and former Mayor John Mirisch, who called the development proposal “elite, exclusive and exclusive. ”

“Without affordable housing, the project has turned into an excluded castle-fortress,” Mirisch told four other council members.

Jonathan Goldstein, chief executive officer of Cain International, said construction is expected to begin in 2023 and be completed in 2027.

Partners Cain and Alagem hired chief executive officer Larry Green, formerly head of US development for shopping center landlord Westfield, to oversee the development. Among the major projects Green has shaped is the $1 billion makeover of nearby Westfield Century City in 2017.
