“I think the take-off has already taken place,” said Andrew Donchez, Principal and Chief Development Officer of SomeraRoad.
The neighborhood will welcome a new $108 million apartment project at 1414 South 4th Avenue with 346 units and a resort-style swimming pool.
While there’s a lot of new in the area, the developers with SomeraRoad kept some of the old stuff — converting part of the former Groom Engine Warehouse into a 13,000-square-foot retail space on the ground floor, space telework and fitness center for residents.
“This whole building will be surrounded by new walls and windows, the aesthetic will be very urban and industrial; at the front of the building we’re going to have some great retail spaces, opportunities for local businesses, breweries, bars, restaurants also come here, like I said, great part of the residential amenities that will be in this building which we think is a big difference for us,” said Donchez.

Crews will break ground on the project on Tuesday and is expected to be completed by Q2 2024.
